Chief Investment Officer

Chief Investment Officer: Reporting to the Affinitas Life CEO & Interfacing with the entire C-Suite Team.  Will be responsible for Capital raising Equity and Debt and making those introductions and assist in creating a private equity fund that will focus on providing capital solutions to Affinitas Life’s boutique senior housing and owner/operator space and all its related vertically integrated divisions.

Affinitas Life is a niche Boutique Senior Housing Developer and Owner/Operator launching in Q2 2015, whose co-founders recognize an untapped need within this space. Looking forward for the next 30-40 years, one needs to find a new direction that would embolden 55 year old adults to aspire to living well past 80. Nearly 40 Million baby boomers are or are approaching 65, and most do not want the retirement of their parents or grandparents.

Affinitas Life has brought together an energetic team based on the shared strong belief that the senior living space is changing. It has created a niche Boutique Senior Housing Developer & Owner/Operator Team preparing to launch in Q2 2015. By design - but more importantly by necessity - the deployment team represents a unique bank of experience that aligns directly with the offering which in turn aligns directly with the trends we are seeing in this space. This highly experienced group of professionals, with decades of experience, has joined forces, studied and distilled the trend data, defined the mission, and developed the vision to set the standard for creating residences for a new 21st century. This vision represents an alternative to retirement which creates a new definition for experienced adults - "Re-LIFE-ment"® and not retirement.

The C-Suite at Affintas Life has over 150 years of combined experience within the senior housing and hospitality industries, thereby affording Affinitas Life the opportunity to expand and integrate its unique vision and human capital experience across complementary businesses.  Affinitas Life has developed several integrated yet discreet business units to deliver services to multiple industries, including senior housing, health data analytics, and hospitality consulting.  

Responsibilities

  • Responsible for raising capital for various alternative asset vehicles across real estate, private equity and infrastructure and alternative capital raising activities in private equity, real estate, hedge and infrastructure funds. 
  • Portfolio of resources in all the aforementioned spaces and maintains constant global relations with the finance and investment communities
  • Recommending and prosecuting financing programs for sourcing equity and debt capital within the capital stack to support the activities of the real estate portfolio and overseeing the operations of the real estate investment finance portfolio.
  • Work with lenders to obtain mortgages, financing, and lines of credit and other hybrid finance vehicles and JV’s
  • As a key member of the Investment Committee, formulate, plan, develop and implement the Company’s capital-raising portfolio strategy in conjunction with and leveraging existing and maintaining relationships with Capital Sources

  • Execute against formulated investment strategy by sourcing, underwriting, executing, and managing capital portfolios

  • Evaluate credit market for acquisition opportunities

  • Key member-Strategic Business Plan

  • Financial modeling -Responsible for financial analysis, initial due diligence, and underwriting functions for new investments. Oversee work of department personnel to ensure accurate financial modeling

  • Monitor investments performance, including compliance and responsibility for any amendment or restructuring requirements for the capital in conjunction with CFO and C-Suite Team

  • Analytical Support-Provide analytical support with respect to the potential investment capital portfolio, including creating Excel models to calculate levered and unlevered returns and yields. Evaluate the performance of the Company's real estate portfolio relative to key benchmarks

  • Execute program for targeted private equity firms, investment and commercial banks, and other relevant deal sponsors

  • . Internal Contacts: Senior management to plan and discuss development projects and strategic goals; to exchange information and coordinate acquisitions and development projects

  • Develop a long term Capital warehousing and exit strategy with the C-Suite Team: EX: Non-Traded REIT, Hedge Fund, REIT, etc.

  • Report at regular intervals to the C-Suite Team and the Advisory Board of Directors

  • Weekly meeting with CEO

  • Communication: Weekly: Formally on Wednesday at 9:30 AM to 11:30 AM EST, Friday between 4 PM EST-5:30PM EST, Quarterly Retreats and response driven deliverables via telecommunications-WebEx, Skype, Teleconferences and Email

  •   Key member of repositioned acquisitions and development committee for identifying, sourcing, underwriting and managing the acquisition, development or redevelopment of new investment opportunities including existing buildings and land for speculative development projects in assigned region(s) and working with C-Suite to seek approval for, and complete execution of same.

  • Assist with preparation of various PowerPoint presentations for marketing to potential investment clients

  • Hire and supervise origination and portfolio management team members as the portfolio grows with C-Suite Involvement

  • Developing JV relationships

    Initial Valuation and Underwriting/Bidding Assist in evaluating acquisition opportunities that match investors’ quality, location and yield parameters. Review Offering Memorandums and complete the initial underwriting and valuation of potential investment opportunities for review by C-Suite and Investors. Prepare recommendation materials with C-Suite for approval prior to bid. Assist in drafting  Letters of Intent for targeted investments. Deal Negotiations and assisting the C-Suite Team with reviewing and negotiation of purchase and sale agreements. Provide input relating to particular deal points and unique characteristics of each transaction.

    Prepare Investment Approval packages and solicit and participate in investment committee presentations to all capital sources and define and create a call of capital for our own portfolio. Due Diligence Administration of the due diligence review process for potential acquisitions, including coordination with internal and external service providers. Keep internal stakeholders apprised of deal status. Closing Complete detailed review of pro-rations and settlement statements and provide all documents and procedural support in advance of closings. Post-Closing Assemble final deal files following deal closings. Prepare pass-off memos for asset management to highlight outstanding issues and unique characteristics of transactions.

    Desired Skills and Experience

  • Current experience of managing a $500 million & part of a multi-billion dollar raise portfolio, strongly preferred

  • 10+ years of portfolio management and leveraged finance experience in origination, structuring, underwriting, JV’s, executing and guiding investing activities within the senior housing industry

  • CIO will ideally come from senior housing REITs, Private Equity, lending, high yield, specialty finance or syndication background with a strong private transaction deal history

  • Must have a book of capital sources: Debt/Equity

  • Must have exceptional credit background, proficient in all phases of capital structure analysis, including valuation of leveraged loans, high yield bonds, bridge financing and mezzanine, equity and debt transactions

  • Demonstrated business development skills, including building sustainable client relationships within banking and private equity sponsor community

  • Strong communications skills to facilitate presentation of complex situations and risks to investment committee and financial sponsors

  • CPA and/or MBA

  • Formal credit training program a plus

    Equity Ownership

  • Sweat Equity – This is not a salaried position
  • 5% Equity Partnership in Parent Company Affinitas Life
  • 10% Equity Partnership in Related Division Company: Affinitas Capital Enterprises, LLC.
  • Weekly 30 hours no less to start
  • 2-3 X a week a face to face meeting with a Principal depending on location-
