Manager HVAC & Plumbing Systems

Position Title Manager HVAC & Plumbing Systems
Overview
As part of the Physical Plant management team, oversee the operation, management, maintenance, preventive maintenance, and coordination of building-wide systems including: plumbing, HVAC , campus energy management, building automation, and fire suppression systems.

Essential Duties:
1. Manage the daily operation of all intra-building systems utilizing in-house staff, external contractors, consultants, and vendors. Oversee the operation and maintenance of campus steam, domestic hot water, process hot water, condensate, chilled water, building automation, fire suppression, and plumbing systems throughout all buildings. Responsible for continuous evaluation of all systems, modernization planning, maintenance and expansion of the preventive maintenance program, long term goal setting, direction, monitoring, and quality control of all assets.

2. Follow approved College policies and procedures in the identification, development, approval, funding, execution, and close-out of all projects.

3. Manage internal and outsourced staff in a manner consistent with the efficient, cost effective completion of daily service, preventive maintenance, emergency response, and project and planning goals of the Physical Plant. Assign and manage staff utilizing industry best practices, the Collective Bargaining Agreement, local and state regulatory and licensing requirements, and accepted project and financial management tools.

4. Ensure mechanical system support of all campus activities by tracking space use and program requirements. Meet daily with the Service Response Manager and monitor the Work Order System and the R-25 scheduling system as required.

5. Perform field inspections of a representative sampling of work completed to ensure full delivery of services required and contracted. Track in-house staff accomplishments via the Work Order System allowing for accountability, efficiency, and quality control.

Marginal Duties:
1. Perform all other duties as may be required.

Education and Experience Required
• Bachelor's Degree in mechanical/electrical/facilities engineering or similar field from an accredited institution required
• Ten years of demonstrated professional management of a union labor force or an equivalent combination of education and experience.
• Experience in managing the provision of mechanical, control, HVAC , refrigeration, fire suppression, and building automation services in a campus-style educational environment
• Proficiency operating a work order system
• OSHA training
• Proficiency in operating, troubleshooting, and managing a building operating system (Niagara-Tridium preferred)
• Certificate level training in building fire suppression systems and controls
• Proficiency operating, troubleshooting, and diagnosing pneumatic and DDC building system controls
• Proficiency with Microsoft Office
• Proficiency in JCI -FX applications and programming
• Certification as an Energy Manager is preferred ( CEM )
• Valid driver's license required

• Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example, using a keyboard
