Building Maintenance Supervisor

Building Maintenance Supervisor

TIMES2 Academy is a K-12 Charter School with 650 students and a 108,000 square foot facility on 3.7 acres of property. This position reports to the Director of Finance and Operations and is responsible for the overall building maintenance and custodial upkeep of the facility and grounds. The Building Maintenance Supervisor s duties span a broad spectrum of responsibilities including performing day-to-day custodial work, supervising the custodial staff, developing and monitoring work schedules, assist in annual budgeting and planning, vendor management, overseeing the various building and mechanical systems inspections and maintenance requirements, and assist developing and implementing a long term building maintenance plan.

Duties Include:

Supervises custodial staff by determining workloads and schedules; develops, interprets and implements policies and procedures regarding building maintenance and custodial procedures; evaluates staff and makes hiring and termination recommendations; and ensures that staff are trained in complex maintenance activities and are following standard operating procedures.
Monitors and participates in operations in assigned sections including inspecting projects, developing and implementing modifications and improvements, recommending specifications and scheduling for contracts, negotiating prices and inspecting contractor s work to ensure that safe work practices and standard operating procedures are followed.
Answers questions and provides information related to projects including resolving problems, approving expenditures, handling complaints and providing technical expertise in area of assignment.
Interacts professionally with the public, vendors, staff, teachers and students; maintains effective working relationships and works in cooperation with the management team to effectively meet departmental objectives.
Provides input into the development of the operating budget for the assigned area of responsibility; orders materials and supplies; assists in the monitoring and tracking of expenditures for the section.
Coordinates maintenance activities and needs with staff and departments, including scheduling resolution problems; coordinates and inspects work performed by contractors.
Assists in the selection of staff; performs periodic evaluations of subordinates and recommends and implements discipline or termination as required.
Ensures that safety training is provided to staff and that proper safety practices are followed.
Responds to emergencies as requested; coordinates activities with other responders; directs the work of staff and utilization of resources to effect repair and ensure and safety of the community.
Prepares records related to the work performed and materials and supplies used; prepares and submits purchase orders enters, receives supplies, checks against purchase orders, confirms invoices for payment.
Performs custodial duties in the building and on the grounds including cleaning kitchen, cafeteria areas and bathrooms, sweeping and picking up debris, discarding trash, performing minor building repairs, washing floors, vacuuming, painting, stripping and waxing floors, washing windows, and snow removal. May also perform a variety of facility maintenance tasks, depending on experience and level of certification.
Schedules and works with building and equipment inspectors to ensure the safe operation of the facilities and that they are compliant with standards; prepares periodic inspection reports.
Assist with the development and implementation of both a near-term and long-term building maintenance plan detailing the required maintenance schedule and projected costs to ensure a proactive and cost effective plan for the upkeep of the facilities and grounds.


Qualifications:

Education and experience: Two year technical degree is preferred, and five years of skilled or semi-skilled maintenance experience which must include three years of lead experience; basic Microsoft Word and Excel computer skills for developing and documenting schedules, reporting, budgeting, and maintenance planning.

Ability to lift and move heavy objects. Working knowledge of equipment, materials and supplies used in building maintenance. Working knowledge of equipment and supplies used to do minor repairs. Basic electrical and plumbing knowledge to perform minor repairs as needed. Knowledge of hazardous chemical storage and disposal.

Tools and Equipment Used: Floor buffers and waxers, wet and dry vacuums, mops, brooms, dusting equipment, computer, miscellaneous small hand tools, snow blower and snow shovels.

Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee frequently is required to stand and walk for long periods of time. The employee is occasionally required to drive. The employee is frequently required to use hands for various levels of work. The employee is occasionally required to sit, climb steps and ladders, balance, stoop, kneel, crouch, twist, crawl, talk and hear. The employee is occasionally required to work in confined spaces. Specifically, vision abilities required by this job include close vision, and the ability to adjust and focus. The employee is required to frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 75 pounds.

Proficient English language skills, i.e., speaking, reading and writing, are required. For those who have English proficiency, the ability to communicate in Spanish or a commitment to attain a basic competency in Spanish are positive attributes.
